That leaves (C) and (D), neither of which contain "not only"-- both choices use "but also" to mean X BUT (also/additionally) Y, which is a perfectly valid usage, though less emphasized in most GMAT curricula.

"But" is still a parallelism marker. Break down C and D to their underlying skeletons:

Not only... But also ... is basically used when both the clauses have the same note i.e. either positive or negative..

Eg: Not only did he score well, but also he topped the exams.

However, in the above sentence, both the clauses are contrasting in the mood.. thus, D choice fits the mood perfectly..

not only A....but also B should be used when both A and B are presented in a positive manner or negative manner.
Since it is a mix of both in this case you have to show contrast using 'but'

Not only A but also B implies that A and B are similar, with B being a case more extreme than or similar to A. Since 'farmland' and 'inexpensive furniture' are good things, but 'erosion' and 'deforested regions' are clearly bad things, the 'not only-but also' construction simply cannot be used in this sentence. (D), the only answer that removes this construction, is correct.

I'd argue both are still similar elements, because they are both the effects of clearing forests. Similar = having common properties, but different.

I've not heard of the similar rule for NOT ONLY....BUT ALSO rule. Can you elaborate?

First note that not only..but also is a conjunction, a correlative conjunction.

Now option A: There are 2 independent clauses in this sentence as shown below (the verb error in the first clause is corrected):

Independent clause 2: It caused erosion and very quickly deforested whole regions.

These 2 independent clauses are joined by a correlative conjunction not only.. but also.
