Re: Jones is selling a house to Smith. The contract between the two specif [#permalink]
Quote:
Jones is selling a house to Smith. The contract between the two specifies that for up to a year after ownership is transferred. Jones will be responsible for repairing any “major structural defects,” defined as defects in the roof or roof-supporting components of the house that might be found. Jones is not responsible for any other repairs. The house has a truss roof which means that the only walls that support the roof are the exterior walls.

It can be properly concluded from the information above that

(A) Jones did not know of any defects in the roof or roof-supporting components of the house at the time the contract was written

(B) although other components of the house may contain defects the roof and roof-supporting components of the house are currently free from such defects

(C) the contract does not oblige Jones to repair any defects in the house’s nonexterior walls after ownership of the house has been transferred

(D) Smith will be obliged to repair all structural defects in the house within a year after ownership is transferred except those for which Jones is responsible

(E) in the past Jones has had to make repairs to some of the house’s exterior walls

argument
[p] jones' sale contract specifies that up to 1 year, he is only responsible for repairing the roof or its supporting components - and the roof is supported by the exterior walls.

inference
Ans (C) he is resp for exterior walls supporting the roof, non-exterior walls are not included.

I don't know whether its a easy question or its quietly tough. As per my analysis , i think answer would be "D".

E-OFS

B- We can't say for sure

A- Same as mentioned in B

C- Not mentioned

Lets wait for the official answer

Jones is selling a house to Smith. The contract between the two specifies that for up to a year after ownership is transferred. Jones will be responsible for repairing any “major structural defects,” defined as defects in the roof or roof-supporting components of the house that might be found. Jones is not responsible for any other repairs. The house has a truss roof which means that the only walls that support the roof are the exterior walls.

Stimulus: Jones is selling house to smith and until one year after the ownership is transferred Jones will be responsible for any major structural changes work done in the house for eg: any work done on the roof. for the other work smith will be responsible

It can be properly concluded from the information above that

(A) Jones did not know of any defects in the roof or roof-supporting components of the house at the time the contract was written out of scope

(B) although other components of the house may contain defects the roof and roof-supporting components of the house are currently free from such defects cannot be inferred as not given in stimulus

(C) the contract does not oblige Jones to repair any defects in the house’s non-exterior walls after ownership of the house has been transferred IMO C he is only responsible for roofs and exterior walls

(D) Smith will be obliged to repair all structural defects in the house within a year after ownership is transferred except those for which Jones is responsible smith will have to do it forever n not for a year

(E) in the past Jones has had to make repairs to some of the house’s exterior walls

IMO answer should be (C)

Question Stem says -

1. Jones -> selling house to -> Smith
2. Jones will only get repaired any 'major structural defects' in the house.
3. 'Major Structural Defects' include only roof and its supporting components
4. The roof is a truss roof and its only support is that of the exterior walls

Now we need to find out of the answer choice(s), which best matches our concluded above points.

(A) Jones did not know of any defects in the roof or roof-supporting components of the house at the time the contract was written

This part is neither inferred in our points nor mentioned anywhere in the passage. Hence Incorrect

(B) although other components of the house may contain defects the roof and roof-supporting components of the house are currently free from such defects

This part is neither inferred in our points nor mentioned anywhere in the passage. Hence Incorrect

(C) the contract does not oblige Jones to repair any defects in the house’s nonexterior walls after ownership of the house has been transferred

This is a direct inference from Points 2,3,4 inferred from the question stem [Inference points highlighted in bold while summarizing para]
Hence Correct

(D) Smith will be obliged to repair all structural defects in the house within a year after ownership is transferred except those for which Jones is responsible

Whether Smith will fix his own part of repairs or will take help from somebody to fix is neither mentioned nor inferred durring our summarization. The only thing we know is that Jones si not accountable for the mentioned repairs in choice. Hence Incorrect

(E) in the past Jones has had to make repairs to some of the house’s exterior walls

Whether Jones has made any repairs previously or not is neither mentioned nor inferred during our summarization. Hence Incorrect

Isn't this an inference / MBT question?
