Can someone please explain how "that" when used with "of" creates a possessive pronoun ?

the preposition "of" can be used to create possession with many nouns. The job of the man, the house of the mayor etc... it is preferable to use the possessive though and say the man's job or the mayor's house. However, you cannot use the possessive with the pronoun "that" therefore the only way to indicate possessive when you are using the pronoun that is to use the "of" to create the possessive.
on the GMAT this form is used on comparison errors and you must be sure you are comparing nouns to nouns, verbs to verbs and characteristics to characteristics. and you would say the dress of Mary is much longer than that of Sue.
