Y'know, I'm down with the whole animal sacrifice thing...but I have to wonder. I know it's accepted lore that spirits like blood, but what if the one spirit you're trying to invoke really digs chocolate instead? Or fluffer-nutter sandwiches?
Plus I just felt so guilty gazing down at the neck of the writhing chicken in my hand last night.
Oh well. Ya gotta do what ya gotta do, I guess.

I sold my condo in the U.S. before I moved back to my country and so I will give my 2 cents. The drawback in selling yourself is you don't have the access to all the potential buyers - I believe this is where you will get the most value in hiring an agent. Of course, it depends on the market. If your market is hot (a lot of buyers ... I doubt this is the case these days but each market is different) then I think you can get a good offer. If not then I would go with hiring an agent. I was actually satisfied with my agent; she was very nice and worked pretty hard for me and I ended up with a good offer. The key is of course to find a good agent that you feel comfortable with (easier said than done). :)

I haven't read Freakonomics but I did search around.

From what I could gathered, Levitt argues not to hire a real estate agent because real estate agents do not have your best interests. For example, if the agent sells your house for $100K, the agent’s commission would be $3.0K (assuming both buyer and seller have an agent). So if the agent sells your house for $110K, his/her commission would increase by $300, which, Levitt argues, is not enough incentive for him to go that extra mile.

I think there are flaws in Levitt’s argument though. First, although I imagine there are sellers who could be pressured into a sale, it is you who decide to sell at what price. Second, some sellers absolutely need to sell within a specific timeframe and so hiring a real estate agent can help to find buyers quickly in this situation. Finally, if you have a very specialized place, then I think an agent can help to connect you with the potential buyers. In my case I had a 1 bed / 1 bath / high-ceiling unit and so I wasn’t looking for regular, family buyers.

The point I wanted to make was it might be worthwhile to consider hiring an agent too. Just my thoughts … :)

I haven't read Freakonomics but I did search around.

Thanks for the research. That was it exactly. Since I have no experience with real estate agents, I cannot chip in, but I guess there is some truth to his argument. At the end of the day, you might know the correct market price for your home, the agent does. If he sells below market price, he only forfeits a small amount of money but is likely to make the deal sooner rather than later. Than gives him certain incentives to screw you over.
