Did you read Freakonomics? I think Levitt has a few thoughts on real estate agents, I forgot what they were. Anyone?
I haven't read Freakonomics but I did search around.
From what I could gathered, Levitt argues not to hire a real estate agent because real estate agents do not have your best interests. For example, if the agent sells your house for $100K, the agent’s commission would be $3.0K (assuming both buyer and seller have an agent). So if the agent sells your house for $110K, his/her commission would increase by $300, which, Levitt argues, is not enough incentive for him to go that extra mile.
I think there are flaws in Levitt’s argument though. First, although I imagine there are sellers who could be pressured into a sale, it is you who decide to sell at what price. Second, some sellers absolutely need to sell within a specific timeframe and so hiring a real estate agent can help to find buyers quickly in this situation. Finally, if you have a very specialized place, then I think an agent can help to connect you with the potential buyers. In my case I had a 1 bed / 1 bath / high-ceiling unit and so I wasn’t looking for regular, family buyers.
The point I wanted to make was it might be worthwhile to consider hiring an agent too. Just my thoughts …
