Can someone explain me what will be verb over here-

IMO.

Whenever there is THE ONLY or NOT ONE modifying SUBJECT ==>USE SINGULAR VERB.

This sandwich is the only one of all the sandwiches made at the deli that IS inedible.

IMO.

hi veenu,

it is advisable to remember these:

1. One of the Xs that/who <plural>
2. One of the Xs <singular>
3. only One of the Xs <singular>
4. only One of the Xs that/who <plural>
5. "the" only One of the Xs that/who <singular>

Just apply the "cut the fluff" technique and you get:

"This sandwich is the only one....that is inedible."

The phrase "OF all the sandwiches made AT the deli" - this is all fluff that does not contribute to the core skeleton of the sentence.
