Who to choose for letters of recommendation?

I am in a little bit of a conundrum. I am applying for a MS in Real Estate development and need to submit 2 letters of rec. I was anticipating on submitting 1 professional recommendation and 1 academic recommendation. I think an academic recommendation would be tremendous as my performance in undergrad was mediocre. However, the undergrad professor who i was relying on writing the rec just informed me that he is swamped with other recs and cannot write another one until fall. I have been trying to contact other professors, but am not getting a response. I think, now, i only have 1 other option, which is to have 2 professional letters of recs. I only have 1 year internship experience. So here's my question: would it be appropriate to submit a letter from my direct supervisor AND a letter from a coworker? Any advice? thanks, in advance.

I would go with two professional recs:

1 - direct supervisor
2 - indirect supervisor (someone who supervises your supervisor, or at least another person who has a similar title to your supervisor, but knows you well)
