How about an applicant graduating in 2022? Will the adcom be very particular about the 2 year mark (eg: if someone graduates in Aug and classes begin in sept)?

Shouldn't be a problem since you are right under the 2 years mark. In our experience admissions committee will typically give a favorable response to borderline cases.
