If you apply in the early Action round, so you need to review terms and condition clearly. I will give you two clear example. The first from CBS which require to sign a statement of commentiment. However, it states in the following rounds, there is not statement. Some schools as I think call it binding decision. please follow the link

I emailed them and they confirmed that If I withdraw from this round after paying the deposit, i won't get refunded. Even if I reject the offer, there is no liability on you.
