I think good way to approach this is to start from Juan.
His income X
Tim's respectively 0.6X
Mary's (0.6*0.6X)+0.6X=0.96X

clear, fast and accurate

Let Juan's income be x
Then Tim's is .6x
And Mary's is 1.6 * .6x = .96x

Thus the result is (.96x/x) * 100 = 96%

true 96%

Tim=x
Mary =1.6x
Juan=j or , x=0.6h

M=1.6x*0.6h=0.96*h or 96%.

Mary's income is 60% more than Tim's income.and Tim's income is 40 % less than Juan's income.What pecent of Juan's income is Mary's income?

Juan =100
Tim =60
mary= 60+60*60*=96
(96/100))*100
=96%

We can always substiture numbers , trick here is take the LCM of the given example numbers.

60% & 40 % are more like 60 & 40 .

LCM = 120.

Lets assume Mary has an Income of $120 ,which is 160% of that of Tim's So we have , 120*100/160=75

Tim's Income = $75

Now again Tim's is 40 % less than that of Juan's so we have, Tim = 60% of Jan.

We have now =100*75/60=125

Juan = $125.

Mary/Juan = 120/125*100

That Is 96%.

M = (160/100)T

T = (60/100) J

=> M = 96% of J

M = 1.6T

T = 0.6J

=> M = 0.96J

So Mary's income is 96% of Juan's Income.
