could you please post the solution for option 1 watershed taxes, aren't we supposed to calculate is using 2.7%*7940?

No! The Watershed taxes are assessed at a rate of approximately 10%. This can be calculated by dividing the $80.00 by the assessed valuation of $7,940.

No! The Watershed taxes are assessed at a rate of approximately 10%. This can be calculated by dividing the $80.00 by the assessed valuation of $7,940.
Hi Sajjad1994, do you mean dividing $80.00 by the assessed tax value of $519.26? If so, we will get a little less than 16%.

we are given all taxes are 10% of market value of personal property

We are given assessed value of property is 7940

if watershed taxes are 80$ and if they are a % of assessed value, this will be about 1%, not 10%

can someone clarify here

basically we do not have enough info the rate at which these water shed taxes are calculated

if 7940 is to be taken as base, then the rate of watershed is 1%

but we are given all taxes are calculated at 10%

which means base for watershed has to be 800

The question is...
The total fair market value of the private property (upon which Steve and Amanda's assessed valuation is based) exceeds $75,000?

So it means...
Fair value > $75,000 or not?

Also, Assessed Valuation is calculated by follow (from Taxation Sources tab);
Assessed Valuation = Fair Market Value * 10%

So, Fair Market Value would be $7,940/0.01=$79,400

Hence, Fair value exceeds $75,000.
The answer is YES here.

The question is...

Assessed Valuation = Fair Market Value * 10%

So, Fair Market Value would be $7,940/0.01=$79,400

Hence, Fair value exceeds $75,000.
The answer is YES here.

Hi,

the Taxation Sources tab says "All taxes are figured on a 10% base of the fair market value of personal property, including certain outbuildings, vehicles, livestock, and other non-real-estate property."

"personal property" refers to "private property"

So Assessed Valuation on the Annual Collection Notice tab is valuation of private property (of course including vehicles or everything).

In the first problem for (1), the watershed taxes have to be calculated as a percentage of the total assessed valuation \frac{80}{7940}, not as a percent of the total tax amount. Am i wrong in my understanding ?

Hi Weiqing,

For the first problem:

1) We are given that the total tax amount is $519.26. Of that total, $80 were watershed taxes. \(\frac{80}{519.26} * 100 = 15.4%\) which does not equal 2.7%. The answer is No.

2) The couples' assessed valuation on tab 3 is $7,940. On tab 2 (taxation sources) we are told that all taxes are figured on a 10% base of the fair market value of personal including certain outbuildings, vehicles, livestock, and other non-real-estate property. This means that we can take \(\frac{$7940}{0.1} = $79,400\) to find the total fair market value of their personal property. The answer is yes, because $79,400 > $75,000.

3) On tab 3 the personal property that is listed is two trucks and a boat, all of these are vehicles. No other personal property is listed. The answer is No.

For the second problem:

We are given that their rent is $505 and that the median rent (tab 1) in the city is $543. \(\frac{$505}{$543}=0.93001\) which is closest to D (93%).
