I graduated with bachelor’s degree in Architecture (GPA 3.49) from Thailand’s top-ranked university and began my career as an architect and worked for 2.5 year, designing hospitality and commercial projects both domestically and internationally with one of the country’s leading architecture firms.

Seeking to broaden beyond design, I moved into a position of real estate business development, where I spent 2 years planning residential investments and architectural guidelines for more than 15 projects (each investment valued at USD 30-50 million)across the country, including High-rise and Low-rise.

Currently, I work as Investment and architecture development management for half year, focusing on large commercial projects (each investment valued at USD 75-100 million), including revitalization of underperforming assets back into profitability and new potential developments.

A few thoughts for your perusal:
- Your current GMAT doesn't give strength to your candidacy for the schools you've listed; your nationality is helpful, though.
- Have you checked if RE players sponsor internationals (unless you are considering RE consultants like JLL, etc.)?
- Revisit your school selection based on the previous points here. MIT Sloan is a very different program.

That progression makes a lot of sense and positions you well for post-MBA real estate consulting. The 5 years of experience with exposure to high-value projects is a strong differentiator since you have actually had material responsibility in tangible, high-stakes work.

Academically, your GPA looks decent. Your GMAT score also falls on the similar scale. That said, your niche background in real estate development plus being from an underrepresented region is a plus.

Fit-wise, MIT Sloan and Haas are great matches given your real estate + development focus. Stern and Booth also make sense with strong real estate/finance exposure. Great profile. Top GPA+ Work exp at Google+ international experience make you a very competitive applicant. the past entrepreneurial experience is an added bonus. regarding your goals- I would put some more thought into the viability of starting up immediately after b-school. For many international applicants, this can be a deterrent given the H1B visa issues and loans MBAs need to pay off post-MBA. Also, you will need to make sure that if you are writing about starting a company post MBA, you can still justify the need for an MBA (for most entrepreneurs it makes more sense to start their ventures rather than make investment in an MBA).

Priyanka here from ARINGO. Speaking about your profile, your IB background at PwC is solid and aligns well with your pivot to consulting. Your GPA looks on the lower side. The sports achievements (TT nationals + football) add nice flavor for ECs.

The main challenge will be showing leadership/impact in a short timeframe and demonstrating maturity to handle post-MBA consulting roles. ISB typically prefers 3–5 years of work experience, but they do take strong early-career candidates if the story/trajectory is compelling while NUS tends to be more flexible on work ex. A competitive GMAT/GRE will be critical here to offset the relatively short experience and help you stand out. Overall, you’ve got a good technical/finance foundation and well-rounded profile, but you’ll need to make your “why MBA now” very sharp to convince Adcoms you’re ready this early.

Undergrad at Texas A&M, math major (3.74 gpa), also master in math

6 years of startup experience as early engineer (company IPO in Korea), very good letter from co-founder of the company. I did robotics, computer vision and AI.
1 year founding AI robotics company (100k from VC)
~2 years as AI researcher at big life insurance company in Korea (2nd biggest in Korea)

I want to move back to Texas (married American recently and I want to have career in USA).
Test score is based upon official mock test but will take real one in few days.

I want to do consulting or strategy/management at big firm or product managment at tech after MBA

I am planning on only applying UT McCombs for round 1 and see how it goes. I want to live in Austin.
What are my chances? Should I be applying to more places?

Priyanka here from ARINGO. Speaking about your profile, you have got a solid profile. I see strong academics (BS + MS in Math from Texas A&M, 3.74 GPA), 8 years spanning startup engineering, founding your own AI robotics venture, and research at a major insurance company. Add to that a unique personal story and you’ve got a compelling “Why McCombs” pitch.

The 695 GMAT FE score also looks strong. That said, applying only to McCombs is risky. You should also consider Rice, Fuqua, Ross, UCLA Anderson, Emory Goizueta, and even Kellogg and Sloan if you want to aim higher. These schools are strong in consulting/tech and could give you solid pathways into U.S. strategy and product roles. McCombs is a great fit, but broadening your list will seriously improve your odds.
