I recently just finished my 2nd attempt on the GMAT scoring a 700 (42V 44Q). I was up 40 points from my first score of 660. I just graduated from Michigan with a degree in economics and a 3.6 GPA. I am working as a debt placement analyst in the commercial real estate industry and wanted to get the GMAT out of the way before I started work.
I want to get an MBA in 3-4 years and use it to pivot to real estate private equity and hopefully start my own thing down the line. I know that my score is around 20-30 points below the average at some of the top schools listed below, but I am wondering if retaking the exam a third time is really worth it. I am a strong writer and I believe I will be able to craft strong essays when I do apply so really I just am wondering if 700 is too low of a number for these schools.

3-4 is a long period. I would say you should give yourself one more chance, even if you are a strong writer. You would not want to leave you app. like that as you can't be sure. Also, more importantly, giving it now makes more sense than giving later - you should take advantage of the momentum you have built up. Later, if, it would be all over again.
Quant is the single most reason for a retake. As someone at Q44, with little efforts, can easily go upto 48/49, giving you roughly 20-30; thus, it would be a stronger app.
