Ideally its better to have essay’s and resume ready before applying, and a shortlist with interview dates, so they can connect accordingly. However, you can submit with tentative date of interview given you are yet to receive shortlist.

Does anyone have an idea how different are essay topics for each round/ last year versus this year? Do they change materially

Mostly they don't change. There could be a variation in one of the essays: What will an MBA bring now to your career? Or How do you see your career in the next 5 years post MBA? It's ideal to have a draft prepared along the 3 essays. No one can predict what the essay topics could be, so prior preparedness helps.
